Every central air system on the Island is the same trio: a condenser outside, an air handler or furnace coil in the attic, closet, or basement, and the ductwork carrying cold air to every room. When one of the three is wrong — an oversized condenser, a starved return, a duct run crushed during a renovation — the whole house feels it as one clammy, uneven, expensive summer.

The post-Verrazzano tract build-out of the 1960s and 70s came with ducts, and those systems are now on their second or third condenser — straightforward repair and replacement territory. The older stock north of the expressway mostly never had ducts at all; for those homes, forcing central air in means losing closets, and a ductless system usually wins the math.
