Mid-Island: forced air, on its second or third system

Most of the middle of the Island was built after the Verrazzano opened in 1964, and it was built with ducts. The original systems are long gone — and the ones that replaced them are coming due now too.

The houses here

The Mid-Island build-out brought detached homes, semi-attached rows, and townhouse developments — typically a furnace in the basement or a closet, a condenser out back, and ducts running to every room. Up on Todt Hill and Emerson Hill the houses get bigger and so do the systems: multiple zones, attic air handlers, and long duct runs.

Why the upstairs never cools

In a lot of these houses the original ductwork was sized for a smaller system, or for the house before the finished basement and the dormer went in. The fix is often in the ducts rather than a bigger unit — and our sheet-metal shop builds the pieces instead of ordering them.
